This is especially true now, as we go through stressful times. How can we find peace in this chaotic world? Joining Scott Carson on the show, Regena Ozeryansky gives us a few tips on how you can achieve this with relative ease. Regena is a real estate investor, active realtor, certified yoga instructor, Reiki master, and Soul Language, practitioner. She considers herself an internal peace revolutionist, helping individuals and families live with more purpose, passion, and inner peace. Managing Stress And Finding Internal Peace During Chaotic Times With Regena Ozeryansky

Our special guest on this episode is somebody I wanted to bring on. I met her in Orlando at Podfest. She is an active realtor and real estate, investor. She does so many things in Florida but I wanted her to come on and shake it up a little bit. I’ve seen this in so many people that are struggling with issues and going a little stir crazy. They don’t like the idea of having to go out and wear a mask everywhere or have to stay six feet away when a lot of people draw their energy from networking, hanging out, and seeing people. I wanted to bring on somebody to talk about ways to cope with that and finding peace in such a chaotic world.

We’re honored to have our friend Regena Rosa-Celeste as she likes to say was and still like a real estate investor and active realtor. She has a passion for working with people to create transformation in people’s lives and helping people find their passion, purpose, and inner peace. She uses over 50 different techniques out there with her clients that she teaches with on how to create happy, healthy lives through wealth, specifically with real estate and asset allocation and also through health awareness with yoga, meditation, and spiritual practices. We’re honored to have our friend Regena join us. How’s it going, Regena?

Thank you so much, Scott, for having me. It’s been a fun journey.

Everybody was glad they went to Orlando now to attend Podfest because so much other stuff has been canceled, delayed or pushed in the second half of the year. It’s been great networking with so many people not only there, but also online. I have shared resources back and forth and bounce some things. Talk a little about your journey to where you’re at and how you dove in real estate investing and how it came to be helping people find internal peace.

I like to say that the journey has been sloppy and messy. I’m so glad that I get to teach now and share because I don’t want anyone to have to go through what I have. I’m so blessed and honored to have walked that path. Now, I get to live that still because the truth is life isn’t always simple. We know what we’re supposed to do. Everyone says, “Go to school, get a good job, get married, and have the kids,” but the reality is there were a lot of people who’ve done that. They feel empty and unfulfilled. That’s one of the reasons that I like your community and what you’re up to is that you’ve taken your skills, resources and you’ve created a path of your own and you’re helping others do the same. I feel blessed that I got to go through some of the messes that I have. I like to say the messes were turning into successes because life and success is not always a straight line. With everything that we’re going through as far as life and situations and events now, more and more people are dealing with real stress. The kids are home, they’re trying to stay steady and parents are trying to work. Even if you don’t have children, I’ve heard that there’s going to be more children and more divorces because of this.

Finding Peace During Chaos: Even now, it’s important to create a few little goals a day. Once you hit those goals, you can set another benchmark.

 

I would agree to that. Not everybody does well working from home when they get used to doing their own thing, own space whether it’s having the office space, people working from home and then have it combined household, working and learning arrangements if you’ve got kids or other things that are there too. We deal with stress in real estate from the minute you dive into finding clients or deals and getting things closed. I always make the running joke that no real estate deal is ever closed without an issue popping up at some point.

With lending being in where it is and craziness, people don’t know if they’re going to lend or people trying to close houses, getting funds to come through and rehab crews to get their job done in timeframe. Everything’s got to be delayed on stuff and it always happens. You try to get things in 30 to 45 days, but we all know that stuff goes awry and these days, it’s even worse. For the readers, what are the things that you like to talk with people about initially on some things that they can do to help guide themselves? Let’s dive into some practices that we can go through for our audience.

I got to think of real estate. It is one of the main reasons why I started doing the work I do. I was so stressed all the time and I felt like I couldn’t get away from my phone. I couldn’t get away from the computer. Even then, clients call, sellers are frustrated, buyers are upset. I have a win-win policy, which is to create as much as possible a win-win situation but you’re right, there’s always something. There were many times where I would lose it because I was like, “I can’t do this anymore,” and then the next day, a client would call, “Can you help me?” It’s like a drug. You keep coming back because it’s very rewarding. When it’s done right, it’s a blessing because everybody wins. One of the tools that I’ve found helpful with my clients and students that I’ve shared with is reminding everybody that at the end of the day, there’s only so much that we have control over. We all know as they say, “Acts of God,” it’s not something we have anything control over.

If a hurricane comes or an earthquake, that’s not something that anyone can take care of as far as the sign here. It’s not like that. Being realistic and very compassionate to the people involved and knowing what the game plan is. What’s the vision of what do we want to create? When I sit down with my clients, whether it be a real estate client or coaching student, we have the same strategy which is, what do you want to create? Where do you see yourself six months, five years or ten years from now, working with the end in mind, creating a blueprint as I call it, and helping people map their way through? With a multitude of techniques, I have a toolbox that I call my 50 step toolkit. That’s 50 different tools and techniques that we can reach and we can put together, piece together a perfect package for each person because it’s not always going to be yoga, meditation, or taking a walk, exercise. Sometimes it’s going to be a combination of all of it.

That’s why I love having so many resources because it gives people an opportunity to dive into different strategies. Sometimes I’ll refer flower essences. Other times I’ll talk about essential oils. One of the reasons I appreciated it when we met, I was fired up that day. The first day of the conference, which if that conference happened two weeks later, we never would have had it. I think there were 2,000 or 2,500 people there. My life was definitely impacted. I’m sure yours was. You’re part of creating these events. I’m sure you know what it takes on the back end to create this stuff, the manpower and energy it takes to create it. We’re fortunate. I feel fortunate that we got to be there and meeting you was fun. I stood up, made a total risk-taking move, raised my hand, said a couple of words and then you came over with your card. It was awesome.

I think it was the first day of Vidfest and Podfest together, you got up and shared some great things and it went off well. I was like, “I need to talk to that person. I like your energy.” Sometimes everybody’s so stoic and stuffy at an event. It’s always nice to find somebody who’s got some positive energy and is willing to embrace that. I want to bring it back to what you’re talking about, how you sit down, talk with clients, and what their plan is. Do you find it that those that have a plan struggle more or struggle less with stress and those that don’t have a plan are the ones that struggle the most because they’re in a world of chaos? What’s your opinion on that?

It depends because that saying, knowledge is power, it’s not anything. It’s mute unless it’s applied. Only applied knowledge is power. When people have a plan, that’s where coaching is so fabulous. For a long time, I didn’t do coaching. I didn’t have coaches because I didn’t believe I was worth investing in. Later, I understood what was blocking me was I thought I had a plan. I was taking baby steps towards my plan and then something would rock my world. It could be anything. It could be I lost a contract, an argument with a friend, relationship change, anything or everything. What I realized was coaching was so valuable because it kept me on track, just like teachers. Teachers are so powerful because teachers give us curriculum and they say, “You can go home and you can study this,” but if you have nobody to be accountable to and to say that you did your classwork, it’s going to be very unlikely that that person is going to accomplish what they want.

As far as having a plan, they are great and if you don’t have anybody to hold accountable to that plan, its writing on paper, that’s all it is. The key is executing a plan and knowing that you have a cheerleading team. It could be a friend, it doesn’t even have to be a coach per se, but it needs to be someone that’s going to hold you to the fire. I don’t know about you Scott, but there are many days where I don’t feel like doing stuff. I’d rather put my head under the covers and hide. If I know that I’m held accountable to somebody, my students are waiting for me and need to talk or the client is expecting something, we’re going to discuss it. I’m going to show up ready because I’m here to serve.

That’s what separates a lot of people, especially looking back as we’re in 2020. People are like, “Can I hit that restart on my goals for the year or my New Year’s resolutions?” You said something, having a goal is great but then also have an accountability partner, whether it’s your spouse, loved ones, a friend, or a coach that you’re working with to hold you accountable. I’m a big advocate of people writing down their goals. They’re not having twenty million goals but having 2 or 3 main ones that are the ones that you look at on a regular basis and set your mind to it.

Some of the easiest goals for people that are struggling are pick something that you’re going to do when you get out of quarantine. Something simple or someplace that you want to go vacation, not a cruise line unless you want to roll the dice. They’re like, “I have a goal, but I don’t know how am I going to get there.” There’s so much uncertainty and that’s why I want to bring you on. Once people have a guide in place or have a plan in place, what are some things that you talk with them and you walk them through to identify which tools are going to be the best to help them find success?

You said something that stood out for me, which was after quarantine. One of the things that I’ve been hearing a lot from students and clients is even now, they’re stressed because they’re feeling cabin fever, tired. The momentum and motivation are dwindling. It’s all mindset and it’s important to create a few little goals a day. If your goal for the day is to make ten calls, that should be the goal always for entrepreneurs. You make your calls, reach out to people and lead gen, especially for investors if you’re only as good as your last deal. It’s important but also having these little goals, it could be a personal, a business, and a spiritual goal. For the day, your goal could be making ten calls business. A personal goal is to go for a walk with family and then spiritual goals is writing in your journal for ten minutes. There are three simple tools that you could do and it’s not overwhelming. I don’t think any of your audience thinks those three tips, those are simple.

Once you hit those goals, then you set another benchmark, “I’m going to make twenty calls, and then I’m going to go for double the walk.” If you can because of the time difference. Its bite-sized pieces. It’s bringing everything and I have what I call three-step process for internal piece. What’s important is helping people find this internal piece. The first is choose, and I love this one because it’s so simple and yet sometimes it’s hard. We run around in this circle of repeating the same things, expecting different results. The analogy that I like is simple. Let’s say you’re in your car and someone flips you the bird. The first instinct is I’m going to get upset. At that moment, a person has the choice to continue staying upset or they can shift into joy and they can say, “Thanks, buddy. I’m going to let you go in front of me,” and let it go in that instance. Don’t get me wrong, you could hold on to it for twenty minutes or two hours. Personally, I’ve been guilty of doing it too.

There have been times where I stayed onto that for hours like five hours later, “I can’t believe that guy cut me off this morning,” but I was the one that was like my piece was stolen. Every time I let that happen, it’s our own piece that gets taken away from us. The only person suffering is us. The guy who cut you off, he doesn’t care. He’s gone. He’s off cutting someone else off. If you’re dealing with your kids or your boss called another meeting, you’ve been on for seven hours already and you’re exhausted, the first step is to choose. The second is to let go of whatever it is that you’re holding on to. In that situation, you choose. You let go of whatever it is, getting upset that you’re late or let go of the fact that he did it or she did it. Choose that it’s not a big deal and move on and understand bigger situations we’re dealing with life.

Right now, COVID is a big deal. There’s a lot of people that are thriving and doing well. I’m sure you’re one of them and I’m succeeding in ways that I’m pinching myself every day because I’m like, “We’re busier now than we were months ago.” We’re making good use of the time. It’s choosing to shift the way we look at things and the second step is letting go of whatever isn’t working. If it’s an old relationship. It’s an old way of thinking or if it’s a job that you’re stuck and you don’t know how to make a change, speak to someone and get yourself out of that job into something that’s more fulfilling. It’s baby steps. I’m not saying quit your job now if that’s all you have. It’s important I feel to live a life that you are happy with. The third step is being present and acknowledging what’s working in my life. I have food, water, and fresh air.

Finding Peace During Chaos: Let go of whatever isn’t working, whether it’s an old relationship, and the old way of thinking, or a dead-end job.

 

Let’s go back a little bit to the letting go, step two, as you talk about. We’ve all had days where one little thing in the morning sets us all off and it seems like a domino effect. A bad thing happened and the 30 seconds turns into 30 minutes turns, which three hours turns into six hours as we have a rough day. What are some of the tools that you’ve developed or any snap things that you say or programming to help you, in the words of Frozen, “Let it go.”

I hate to make it cliché, but it is very easy to let go. It’s just us that holds on. That song is a perfect metaphor, Scott. If you need to find a song to get yourself to let go of something, that’s perfect because it repeats and it’s so beautiful. It’s such a playful song.

Unless you’re a father who’s heard it for the 30th time, it may not be quite beautiful. Fingernails going down to chalkboard might be more therapeutic than that at some point.

I forgot about that part. One technique that I love teaching is breath. It’s funny and it’s not funny. I teach this stuff. I catch myself sometimes and I’m like, “Take a breath, Regena.” It’s so easy not to breathe, especially with stress. We hold on, as you said, the vision I see of the chalkboard and I grabbed my desk because it’s something with humans and the tangibility of feeling safe. We want to grab onto something or physical stuff, our cars, our homes, and people. That’s why failing forward hurts so much because we’re letting go of whatever was not necessarily to go with us. If we’re evolving and we’re growing, we change. The analogy that I love to think of is a butterfly.

Butterflies are worms at first. They’re caterpillars. They’re in the ground and soil. They’re can’t get deeper than that. If you look at animals, I love the animal kingdom because they don’t worry about like, “Am I doing this right? Am I breathing right? Am I succeeding right? Am I doing okay with my business?” They show up and the more that we can be present is powerful. I know that’s not always easy when you’re not sure how you’re going to pay your bills or you don’t know where the next deal is coming from. I get it. I also know that that’s robbing us of our purpose and peace. Breathing is important and it’s very simple but there are some very intricate breathing techniques that I teach people. I love the simple one which is breathing in for a count of 3 or 4 and then holding it and then exhale for a count of four.

That exhale is as key as the inhale though, getting that out and getting that stored oxygen in your lungs. In breathing in fresh stuff because a lot of people are very shallow breathers though too. If you’re a shallow breather, you’re a little bit more likely to hyperventilate as you get stressed and everything gets a little tighter on you. One of the biggest things that my personal trainer taught me and bagged in my head was, “You’ve got to learn to breathe right. If you learn how to breathe right, you’re putting the good oxygen into the engine. It’s going to allow you to get in a rhythm of breathing and then doing sets on a proper basis. You’re not taxing the system and running out of air as you’re trying to do more reps.”

The same thing happens in business as well as is life is you take a breath, deep breath before you challenge some things. It’s one of the big things I like doing in the morning when I get up is taking some deep breaths, centering myself, “Where am I going? What are the challenges that are coming across my plate that I have to focus on?” Figuring out, “What’s the most important thing that I have to do?” and go from there A lot of people, as you’ve said before, “How am I going to pay the bills? What am I going to do it?” Saying that will stress you out a little bit. They may not have an answer always. What are some of the things that you would recommend people are doing to try to find answers in a stressful time like that?

That’s key is finding solutions. The biggest one and one of the easiest ones but it’s the most profound is gratitude. I have a gratitude journal and what I do is every time I can, sometimes twice a day in the morning and at night or even in the middle of the day, I’ll grab my gratitude journal and I’ll write down five things that I’m grateful for in that moment. There have been times where I’m even with my family or my accountability partners, if I’m stressed, I’ll send them a note and I’ll say, “These are the five things I’m grateful for right now.” The first few times, it was weird because they were like, “Why am I getting this?” I was like, “Because I’m about to blow someone’s brains out. I’m upset and I don’t know what to do and this is what I need to do to shift my energy.” It’s like, “If someone called 911 on me, here’s why.”

It’s like an SOS. If you can catch yourself before those moments of stress, it’s amazing. It’s a miracle because you’ve shifted from boiling hot water to a cold shower and sometimes that’s all it is. It’s a figment of our imagination like fear is false evidence appearing real. If you’re reading this, you are safe. There’s no boogeyman coming to get you and credit card companies are not knocking on the door. Most likely, they’re not because I don’t think they do that anyway. You have a roof over your head, you have the internet or you have some technology that you can read this. You’re already above most people on the planet. That in itself, be grateful. We have water, food, and technology. The internet is sometimes slow but for goodness sake, thank you internet. We got to give some props to Wi-Fi and the internet because it’s powerful what’s happening.

Even simple things. We’re so blessed that we have time to slow down a bit and let Mother Nature breathe and let ourselves breathe. We’ve been on autopilot for many centuries and this is unprecedented what’s going on. I don’t think any of us knew what our lives were going to look like before. I truly believe that more millionaires and billionaires are created in times like these than the other way around because there are more opportunities now. If a person whose reading this has any desire to do something to succeed, now is the time because people need help, people need answers and people are open. There are things that we need to be careful of. My mom was telling me, somebody called her about the SBA loan saying that she didn’t fill out something.

I said, “Mom, that’s a scam. Nobody’s going to call you.” You have to be careful of these things because there are people that are going to take advantage. That’s why community is so important. We get to support and help each other understand that we’re not alone. We have people in our network, not just support but help us thrive and succeed like the podcast community. It’s such a gem of a community to me and there are so many communities like it, whether it’s a church group, temple, congregation or whatever community people are part of. If it’s a book club, that’s a community. None of us are alone. We need to be able to see the blessings, which is where gratitude journals are so powerful. Even if it’s five things a day, keep a little journal. I’m grateful for the sunlight. I’m grateful that I get to work without pants. You don’t have to worry about what to wear. It’s all good.

I got to put a shirt on. I can wear my pajamas most days and get away with it, which is a completely fine and beautiful thing. I love what you said. The simple things that somebody sometimes takes for granted, our health, animals, a house that we have, the food that we have on the table at night, and being able to go for a walk. There are some places in the world that they can’t go for a walk at all. I’ve got a friend who was in Puerto Rico is having difficulties there and stressed out because he couldn’t go out for a walk in the neighborhood with a mask on. The biggest thing is, there are so many opportunities in a good market and down market. Finding where you fit in there, how you pivot, or how you tweak your things, there’s a lot of people who have laid off looking for work and struggling. If you’re reading this, do what Regena said. Take the time, take a deep breath, reach out, do grateful journal, and go for a walk. I know that you’re a big fan of yoga. It’s one thing that you love doing as well. Talk a little about how that’s helped you deal with issues, Regena.

I don’t know what I would do without yoga. It saved my life. When I say that, I don’t mean it lightly. Coaching and yoga saved my life. I’ve had two very heavy depressions and one wasn’t so long ago. It was around summertime 2019 and I was done. I was cooked. I’m tired of this mousetrap called life and I didn’t know what to do anymore. I was starting to lose my hope and way. What was so magical about that was it made me go into what I call the dark night of the soul, where you go deep into your demons and wounds then you excavate. What was so cool was I leaned into coaching and my yoga, which I had been doing for years now. I’ve been a student of yoga and I started teaching back in 2014. I didn’t expect to teach. I liked it and I thought, “I’m going to get certified to strengthen my own practice and learn a little bit more.” It was my third week of class. I went to a yoga studio to take a class and the owner was there and she says to me, “Would you like to teach?”

I was like, “Okay.” I ended up teaching and it was such a blessing. For the first few months, I was teaching for my healing. I realized how it saved my life on so many occasions. What you learn on the mat, as we call it, is a physical practice of yoga. What you get off of the mat when you’re out in real life is so powerful. What I teach is I do my very best to teach people tools that they can take and implement into their life whether it’s breathwork, mindfulness, or being a decent human being and having compassion for people. It’s one of judgment and guilt or bad because I don’t like that word, but they’re two of the least productive things we could do, have guilt, shame and judgment. Yoga helped me to have compassion for myself first and foremost for other people, which then allows me to have compassion for the world and the planet.

I’m not saying that every day is perfect. I don’t recycle every day. Call me a bad yogi but it’s not about that. It’s about the consciousness that we show up as. I love what yoga stands for. Yoga means to yoke, to bring together like yin and yang. It’s not about sitting cross-legged position and meditating all day long, although that’s awesome and we do that. It’s about taking those principles and those practices of mindfulness, meditation, yoga, and applying that into our life. When you’re working on a deal but the seller and the buyer are not getting along and you’re ready to rip your hair out, you don’t because you’re like, “I can do this. I have the tools for this.” I do a lot of visualization with students and with clients and I do it myself because it’s about having the vision to see the end goal. That’s something that we do a lot of in yoga too.

Finding Peace During Chaos: Whenever you feel like blowing someone’s head off, think of the things you are grateful for and list them.

 

Visualization is a very big key for people to get beyond this trench of chaos. Visualizing what you’re doing in 90 days or 120 days or twelve months, taking the time to realize that we’ll get all through this. It’s a bit of chaos and we’ve all had traumatic things. We’ve all had ups and downs, swings in our lives and sometimes you got to go in and irate the scar tissue to get it out so that healthy tissue can come back mentally to be able to move on in the right direction. I love the fact that you talked about that, but also the fact that sometimes you got to teach others a little bit to help you practice what you’re preaching.

Slowing down what we’re doing so that you’re teaching somebody else the right way to do it helps you. I’ve always said that I learned a lot from my audience and other investors out there that I’ve taught who come back in and share things with me and teach me things too. “That’s a good idea. That’s a great tool to use to make my business and my life more effective, along with them doing the same thing.” I love what you’re doing.
